About

A new way to think about homeownership.

Monevations started with a simple idea: you should have more options than living with unused space or selling the whole property.

The premise

A great deal of residential value in American cities sits inside buildings that are larger than the households living in them. The people in those buildings are not looking for a transaction. They like their block. They like their light. They have simply outgrown — or under-grown — the house.

The market has historically offered them one instrument for that situation: a sale. Everything else on the menu is a renovation, which asks them to spend more money on space they already do not use.

Monevations exists because there is a third structure available in many of these buildings, and because assembling it requires a group of disciplines that almost never sit at the same table.

The gap in the market

What Monevations does

Monevations helps property owners explore whether the home they already own can be transformed into something that better fits their lifestyle while unlocking additional value.

In practice, that means running the feasibility work most owners cannot run themselves, designing around the residence the owner intends to keep, coordinating the licensed professionals a redevelopment requires, and taking responsibility for the sequence from first assessment through completed residences.

It also means being willing to conclude that a given property should not be transformed — and saying so at the beginning rather than after a design fee.

How we intend to operate

01

Feasibility before enthusiasm

A property is analyzed before it is imagined. The analysis is allowed to end the conversation.

02

The retained home is not the leftover

The residence the owner keeps is designed with the same seriousness as the residences that get sold.

03

Terms in writing, early

Responsibilities, structure, and the relocation arrangement — including the monthly allowance — are defined before construction begins.

04

One point of contact

The owner should not have to manage a consultant directory. That is the entire point of the company.

05

Repeatable, not improvised

The same analysis runs on every property, so outcomes rest on process rather than on optimism.

06

No promises we cannot keep

No guaranteed returns, no guaranteed approvals, no guaranteed timelines. Development does not work that way.
